Process - Procédure


1. Can you explain the whole Paristay process to rent an apartment ?

To help you find the best Paris Holiday apartments for your stay, we have developed a few simple steps to help you with your search:
1. Go to http://www.paristay.com/ , you see “Start here / select date”, enter the dates of your stay, the number of people staying, and click “search.”
You can sort the apartments by price, district, or number of bedrooms (click on “sort by”, and click on your choice). In this list of apartments, click on the name of the apartments you like to see, you can always check the total cost with the button "Simulate Price".
2. Click on “Add to my favorites” the apartment that you would like to reserve or the apartments that you like the most.
3. Click on “Send Request ” to fill your rental request.
4. Complete the form with the basic information we need to help us process your request. Send it by clicking on send request at the end of the form.
You will then receive a confirmation by e-mail with the details of your request.
5. If the apartment you have requested is available, we will then send you a lease agreement by e-mail for you to complete and return by fax within 24 hours.
If we are unable to rent the apartment or if you selected more than one on the request form, you will receive an e-mail with links to apartments that are available asking you to give us your first and second choice before sending you a lease agreement.
6. Please return us the signed french lease and a copy of your passport, and pay us the agency fees by credit card with Pay Pal within 24 hours (www.paypal.com).
7. Upon reception, the owner will sign and return the contract.
8. Please pay the rent DIRECTLY TO THE OWNER, usually by wire, (NOT TO PARISTAY).
9. When you arrive, the owner or his representative welcomes you at the apartment, you get the "Inventory-Etat des lieux", you get the keys, you give him the refundable security deposit in cash or travellers cheques and you get a receipt.

2. How can I make a request for an apartment ?

It’s very easy!
Come to our website www.Paristay.com .
1. You can see the place “Start here / select date” : Enter your arrival and departure dates.
Enter how many people you are. Click on “search”
2. Paristay.com proposes you a selection of high quality available Paris holiday rentals , located in the best central places in Paris.
You can choose to sort them out by price, district or number of bedrooms (click on”sort by” and click on you choice).
3. By clicking on its name, you can visit each apartment: You’ll find 20 to 30 photographs of the apartment, a localisation map, an access map, a full apartment description. You can check the total cost with the button "Simulate Price. Make your choice (you can choose several apartments) and add them to your favorites, by clicking on “add to my favorites”.
4. Click on “Send request” and fill the form, send it. That’s it!
A reservation agent will contact and help you to reserve an apartment.
You’ll receive the lease by email.

Guidelines for good neighborly conduct


3. How should one behave with one's parisian neighbors, to be on good terms with them?


- Respect your neighbors and try to keep on good terms with them (politeness and discretion).
- Avoid making noise in communal areas when carrying luggage in the stairs, slamming the front door, running in the stairs, ...
- Do not make too much noise in the apartment which would be likely to disturb neighbors (music or radio volume too high, slamming doors, talking louddly with the windows open, highheels on the floor ...).
- Noise should be kept to a minimal level, if you think it might bother you, then don't do it yourself.
- Observe the general prohibition in France to make noise after 10pm.
- Follow the instructions and regulations posted in the building.
- Do not smoke or crush cigarettes in public areas of the building.

- Do not dispose of litter, paper or cigarette butts in public areas (staircase, lift ...).
- Do not use the apartment for professional purposes, do not receive the general public in the apartment.
- Do not displace the furniture around the apartment.
- Throw your garbage in the appropriate garbage bins regularly and sort your garbage from your recycliables.
- Do not leave the windows wide open when leaving the apartment.
- Keep your Paris short term rental and its content in good condition.

Prices - Prix


4. What is your cancelation policy ?

Once you have signed the agency agreement, the flat is booked and the agency fees are not refundable.
Once you have signed the lease agreement, the contract is legal and binding, making the rent advance non-refundable.
However we always try our best to rent the Paris apartments as quick as possible to an other tenant in order to get you a refund from the owner.

5. What does the rental price include ?

The rental price of the Paris short term apartments includes rent, taxes, linen and towels. In each apartment’s description, there is a list of utilities included.
Usually, electricity, gas, cable TV and internet are included for vacation rentals (1 week to 3 weeks).
Usually, electricity is not included for short term rentals (3 weeks to 3 months), it’s charged according to consumption (about 50 to 100 Euros / month for a small studio and 2 persons, depending on how much you use electrical heating and hot water ).

6. What do the cleaning fees include ?

1. If there are no fixed cleaning fees, you must clean the Paris vacation homes to leave it as clean as it was when you arrived. If you don't, the owner can charge you 20€ per hour as cleaning fees.

2. If there are fixed cleaning fees:

The apartment is clean when you arrive.
The cleaning fees you pay at your arrival include a normal cleaning at your departure.
You have to keep and leave the apartment in a good condition.
You can leave the last sheets and the last day dishes without washing them.

7. How is  the total cost of an apartment composed ?

The agency fees (to Paristay), please check the commission rates page.
The rent (to the owner).
The refundable security deposit (to the owner).

8. Is the rental price mentioned for the whole apartment or per person ?

The rental price of your vacation rentals Paris is for the whole apartment, not per person

9. Are the electricity fees incuded in the rental price ?

In the case of weekly rentals, the electricity is included in the rent.
In the case of monthly rental < 3months, the electricicity fees are not included in the rent. They have to be paid separately.
Upon your arrival, we check the electricity counter and once again at your departure. You are billed for the amont of kilowatts you used at an average rate of 0,15€ per kwh.

10. How must I pay the rent ?

Unless otherwise stated, the rent must be paid to the apartment owner by bank transfer (most of the time, the owner is an individual person who doesn’t have a credit card machine).The owner must receive the rent net of all bank charges: The sending, receiving and currency exchange fees for international bank transfers are at the tenant expense.

12. What are the means of payment ?

13. When is the security deposit returned ?

When you leave the Paris vacation apartments rentals , you will check the condition of the apartment together with the owner, and if everything is in order (in most cases, it is), the owner will fully return it to you.
Paristay works in confidence with the owners. If there is no damage, no lost keys, the security deposit will be fully returned to you , as usual, without any problem.

14. How and to whom is the security deposit to be paid ?

The refundable security deposit is just in case there's something broken in the apartment, for example damaged TV screen, broken windows and appliances etc... which is very rare in the Paris short term rentals .

16. What should I do if I loose the keys ?

We would advise you to be very very careful with the keys to the furnished vacation rentals Paris
- Loosing a keys set is always a problem because we don't know who will obtain them. For security reasons, the owner has to change the door lock and all of the keys, which is quite expensive. The cost will be deducted from the security deposit. CONTACT YOUR INSURANCE COMPANY IMMEDIATLY. Call the owner or his representative as soon as possible (always keep the number of your insurance policy ,the telephone number of your insurance company and the tel number of the owner or his representative in your pocket!). Don't call just any locksmith from the yellow pages, many of them charge too much and don't do a good job.                              
- You could also forget your keys inside the apartment: the door is simply closed but not locked.An honest locksmith can open it easily. But If you call any locksmith, if he is dishonest, he could break the lock voluntarily (even if it is not necessary) to sell you a new lock at a very high price!!! CONTACT YOUR INSURANCE COMPANY IMMEDIATLY. Call the owner or his representative as soon as possible.
- You could also break the key inside the lock: CONTACT YOUR INSURANCE COMPANY IMMEDIATLY

If you cannot reach your insurance company, the owner or his representative during the night, it may a better and less expensive option to stay in a hotel.
When you pay a service, always ask for an invoice or a receipt on an official document.

If you believe the locksmith was dishonest (he voluntarily  broke or destroyed the lock), you can call the Répression des Fraudes Office (8 rue Froissart 75153 Paris Cedex 03) 01 42 71 09 14, they will investigate.

17. Should tenants need Insurance in France for rentals <90 days ?

Yes, you are supposed to supply a certificate of household multi-risk Insurance when you arrive at your Paris vacation rental . During our reservation process, we propose you to contact an insurance company in Paris with a direct link. But you are free to choose your own insurer.

18. Am I obliged to take out insurance ?

Yes, as stated in the lease contract you are required by french law to take out a multi-risk insurance policy. The statement given to you by the insurance company must be presented to the owner or his representative upon arrival. In France you are presumed responsible for any damages to the property, it’s the tenants responsibility.

19. What type of insurance do I need?

You need to take out multi-risk home insurance which covers any damages done to the building, the owners furniture and appliances as well as goods belonging to neighbors and any third party. The insurance should also cover your personal belongings and your civil liability. The contract must have the exact same start and end date as stated on your lease contract, if not you may not be fully covered.

20. Is “tenant liability” insurance not sufficient for my stay?

This policy is not sufficient as it only covers damages done to the building (the owners furniture and appliances are excluded). Any other damages such as theft, broken windows and water damages are also exluded.

21. What if the owner is already insured, do I really need to be too?

The owner of the short term rentals Paris insures the walls and sometimes the furniture, nothing more (some don’t get insured at all or don’t take out a satisfactory policy).Some owners take out insurance for their tenants, tenant liability insurance, but as the tenant you would only be partially covered; see “tenant liability” above.

22. Would a civil liability policy be enough cover?

No, this policy only covers such events that occur between yourself and a third party (following article 1382 of the civil code). Any situation between the tenant and the owner are not taken into consideration. (following article 1732 of the civil code).

23. It’s the 1st time I’ve been asked to take out obligatory insurance. Why haven’t I heard of this before?

Some agencies do not notify their customers of this obligation for the tenant to have multi-risk home insurance. A professional agency will always ask that you take out insurance. If you have any doubts about who you are dealing with check to see if they have:
-A Travel Agency Licence Number from the Ministry of Tourism
or
-A Certification Sales Reference Number from the Prefecture de Police of Paris.

24. How can we obtain the insurance?

During our process, when we send you the email with the total cost of the short stay apartment rental Paris , you'll see a direct link to an Insurance Company we work in confidance with: by clicking on this link, you can check the cost of this insurance. You can choose it and pay it on line: you will receive some documents that you should read carefully: Always keep the Assistance Card with you during all your stay (in your purse), so you will be able to call the emergency assistance in case of plumbing, lock and key, windows, electricity, woodwork damages....anytime and even from outside the apartment.
Anyway, of course you are free to choose your own insurer.

Arrival and Departure - Arrivée et Départ


25. May we arrive and leave any day & any time ?

Of course however, it is more convenient if you arrive at your short term apartments in Paris , or leave it, during the week, during working hours: between 9am and 6pm.
However, many owners or representatives ask for  50€ supplement for saturday-sunday and french public holiday arrivals and departures. (You can check the total cost by clicking on "Simulate Price" button).
Very early departures (before 9 am) or late departures (after 6 pm) have to be approved in advance by the owner or representative and may incur an extra charge of 50€. Please ask us first!
Please inform us of your exact time of arrival/departure, in order to check the possibility in advance with the owner.

26. What is the best way to get into Paris from Charles de Gaulle Airport ?

. The best and easiest way to get into Paris from the airport is simply to take a van or taxi at the airport. It's normally about 40-50 Euros. The typical transit time is 1.5 to 2 hours after landing including luggage, customs, immigration, and driving time.
. The second option is to pre-schedule an airport pick-up via Internet. You can reserve directly on the website and it's easy with the luggage. Some of these services have an option that allows you to get an exclusive van so you don’t have to drive around Paris while they drop off other passengers. That way you can reliably make your apartment arrival time. They meet you upon arrival with a sign which has your name on it.
The usual taxi/van drive times from Charles De Gaulle Airport are about 1 hour depending upon traffic.
. The third choice is to take the RER Train and Metro but the Paris metro is not luggage friendly and especially so after a flight when you are already tired. Additionally you will often have to walk and carry your luggage for the last part to the short term apartments for rent in Paris .

27. How do we call the owner or representative when we arrive at the airport ?

To make a telephone call from the airport you can buy a pre-paid phone card, “Carte Pre-payée”, at the airport at a “tabac” (where they sell cigarettes).
This phone card will also be useful for outgoing calls from anywhere the phone line is restricted.
It may be possible to pay from a phone booth using your credit card, please check with your credit card provider before leaving your country.

28. Where do I collect the apartment keys ?

2 possibilities:
1. Most of the time, on arrival at the vacation apartment in Paris : When you are an hour away, we ask that you call the owner or representative so that he can be at the apartment to meet you and show you in. He will give you the keys in person and help you get settled in the apartment.
2. In our keys delivery box, located 16 rue Jean Jacques Rousseau Paris, with a secret code. (exceptionally, mostly in case of early, late and week-end arrivals and departures).

29. How is the Apartment condition and inventory carried out ?

When you arrive at the Paris vacation apartment for rent , the owner (or his representative) welcomes you.
You check together room by room the condition and the contents of the apartment.
Then both of you sign the "Apartment condition - inventory agreement".
When you leave the apartment, this agreement is signed again by both of you.

30. Must the owner be here when I leave the apartment? May I leave the keys inside the apartment when I go?

Before your leaving, you AND the owner (or his representative) MUST check together the condition and the content of the apartment and sign the apartment condition - inventory agreement. So, the owner (or his representative) must be present and you can give him the keys back. If you leave in the very early morning, organising this check out in the evening the day before is always possible.

31. Je suis domicilié dans un pays étranger, où dois-je déclarer les revenus locatifs issus de mon appartement parisien?

Les propriétaires de biens immobiliers situés en France qui sont domiciliés à l'étranger doivent payer les impôts et les taxes sur leurs revenus fonciers EN FRANCE.

Il existe des conventions fiscales entre la France et les différents pays pour éviter la double imposition.

32. What should I do if, during my rental, a problem in the apartment occurs? 

If a problem comes up (plumbing, electricity, heating....), do not phone a repair person. Instead, contact the apartment owner to inform him of the problem. Do not pay out any money without the owner's approval.
